JOB SUMMARY
Discovers, collects, researches, analyzes, and correlates sales price, income and lease data, and building and property attributes of all sold commercial properties. Determines economic neighborhoods (physical groupings) of commercial properties throughout the county to be used in the modeling process. Develops and maintains appraisal standards and guidelines and income tables. Trains staff in the theory, use, and application of the commercial appraisal standards and income tables.
MINIMUM QUALIFICATIONS
Bachelor's degree from an accredited college or university in any field, plus three (3) years of appraisal experience OR an equivalent combination of related education and experience, with one (1) year as a Commercial Appraiser I in the Salt Lake County Assessor's Office.
Must be a Certified General Appraiser.
Must have an Ad-Valorem General designation issued by the Utah State Tax Commission.
A valid Driver’s License accepted by the State of Utah is required at the time of hire. A valid Driver’s License issued by the State of Utah must be obtained within six (6) months of hire to operate a County vehicle.
Due to the nature of this position, the successful applicant must pass a required background check through fingerprinting and enrollment in the continuous RAP Back (Record of Arrest and Prosecution Back) program in accordance with current County Human Resources policy requirements.

WORKING CONDITIONS AND PHYSICAL REQUIREMENTS
The majority of the work is performed in the field and the usual office setting. Field visits may be over a variety of building construction sites, outdoor terrain, and during varied weather conditions.
This position requires the ability to climb, walk, sit, kneel, and bend in varied outdoor terrain to access properties, collect field data, and perform measurements.
IMPORTANT INFORMATION REGARDING THIS POSITION
The State of Utah has legislated that ad valorem real property appraisal work must comply with federally regulated appraisal standards.
The successful incumbent must possess and maintain a Utah Appraiser License, and in accordance with the State appraiser designation program pursuant to Utah Code Ann. 59-2-701 and 59-2-702, obtain a State Ad Valorem Appraisal Designation. Additionally, the incumbent must maintain the license and designation by completing 28 hours of continuing education every two years.
In accordance with Salt Lake County Policy #5415, Training Repayment Agreement, the Assessor’s Office will require the successful applicant to remain employed with the Assessor’s Office for a minimum of two years after earning a license (all levels) or repay the County for the expenses incurred for the education and/or training.
The successful incumbent may not perform appraisals within Salt Lake County independently of this position as this has been deemed a conflict of interest by the Salt Lake County Attorney.
